Xuefu Road Commercial & Office Project:
Shaping a New Ecological Community | 17-21Bb Plot



This article discusses a complex project that leverages BIM (Building Information Modeling) throughout each design phase to create an ecologically sustainable community .
The focus is on the 17-21Bb plot , where the integration of cutting-edge technologies and sustainable design principles is used to enhance the overall efficiency, environmental impact, and future adaptability of the community.

Overall Overview
This project is located at the intersection of Xuefu Road and Lanyuan Road in the Jiangbei New District of Nanjing, Jiangsu Province. The location boasts superior geographic advantages, with convenient intercity transportation. The nearest metro station is about a 12-minute walk away, ensuring high accessibility.

The project site is divided into two plots: 17-13Bb and 17-21Bb . Upon completion, it will become a modern urban complex integrating office spaces, hotels, commercial areas, and apartments .

The design aims to create a modern, diverse, and livable urban environment . The integration of the 17-13Bb and 17-21Bb plots will connect these areas and form a distinctive commercial axis . The combination of office, social, residential , and consumer spaces will foster a harmonious and relaxed atmosphere for both local residents and business professionals. It will also provide continuous momentum for the region's economic growth.

In this project, DLN has actively explored the application of BIM processes , including 3D visualization, 3D rendering, data sharing, and detailed design drawings . These innovations have provided a solid foundation for the efficient and successful implementation of the project, maximizing its overall value.

Design Overview
The 17-21Bb plot spans approximately 21,477 square meters . The designers approach the city’s core from a fresh perspective, creating an open-air commercial street that enhances the surrounding area's vibrancy. The enclosed courtyard , formed by different commercial functions, provides visitors with additional social and public spaces.

The flow of space on the plot is fully optimized, attracting nearby crowds while fostering a closer connection with the surrounding community.

The office tower is positioned at the southeast corner of the plot. The designers rotated its angle and added chamfered corners to reduce the visual width of the building along Xuefu Road , while also enhancing the overall verticality of the structure. The apartments are located on the west side, facing Xuefu Road , offering effective support for the new district's business ecosystem and ensuring a livable environment that attracts talent.

The commercial street and surrounding buildings feature a variety of spatial forms. The open-air external spaces ensure a seamless flow for commercial activities, while the second-floor commercial spaces are connected by a corridor, further increasing pedestrian traffic and enhancing the vitality of the site. This dynamic design fosters a new experiential shopping lifestyle, blending commerce with leisure and interaction.


BIM Application
BIM is used in the 17-21Bb plot project to analyze both the site and surrounding environment , as well as the internal lighting conditions , which informs the building layout decisions.

In the 17-21Bb plot project, BIM is deeply integrated into the development process, spanning stages such as massing study , preliminary design , and detail design .

Using the BIM model , various facade design options are tested, allowing for design visualization and real-time integration, which significantly accelerates the overall design workflow.

Additionally, the BIM model is used to create wall section perspectives for different building components, enabling designers to continuously review the space and relevant structural dimensions .

The BIM model satisfies most design detail needs, including dimensions, text annotations, layouts, symbols , and more. All of these elements are completed within the BIM model and then exported in CAD format , ensuring consistency between the model and the drawings, and avoiding discrepancies.
